Job Description:

WBW Development Group, LLC, the largest residential developer in Central Texas is looking for a quality individual for our Land Development Coordinator position. We are a turn-key development company that has Development, Engineering and Construction under one roof that has been providing our fellow Texans' quality, value engineered residential lots for over 40 years. The Land Development Coordinator will play an essential role in the communication and coordination of timely events involved with the land acquisition and development process at WBW Development. This person assists with the pre-acquisition process, contract and vendor administration, budget tracking and coordinates LOC's and Surety Bonds.
Responsibilities

  • Assist with Pre-Acquisition process, identify properties, manage timely landowner communications.
  • Interface with various departments and track documentation and completion of the due diligence process
  • Coordinate purchase and sales agreements, amendments and other agreements for review and necessary approvals
  • Create contract forms and exhibits for new contracts with General Counsel assistance
  • Track the status of contract extensions, options and due diligence documentation and review
  • Coordinate the filing of soft and hard copy files with Land Development, Finance and Legal
  • Assist development with the preparation, maintenance and presentation of proformas and operation budgets
  • Work with development managers to coordinate jobs and contracts required for multiple concurrent projects
  • Assist Development with preparation of the original budgets and budget revisions as well as obtaining appropriate approvals
  • Track and report the timely completion of development milestones
  • Prepare LOC/Surety bond request form and submitting for approval
  • Monitor and coordinate the cancellation of LOC's and Bonds when no longer applicable
  • Assist Development Managers in the preparation of bid analysis and supporting documentation
  • Collect and address fee information from municipalities
  • Assist and manage the establishment of HOA's
  • Assist VP of Development and work with Development managers to complete cash flow projections for all projects, understanding scope, budget and timing of cash flow for each project
  • Compile and maintain schedules as well as build and run reports that would be beneficial to the coordination of team efforts in a region or division
  • Additional duties as requested by acquisition and development teams
    Qualifications
    • Associate's degree or equivalent from two-year college or technical school; or three to five years development experience and/or training
    • Must have at least two (2) years of experience in homebuilding, land development, real estate, lender or contract administration
    • Paralegal experience is a plus
    • Advanced computer skills with expertise in Microsoft Windows Office applications, including Outlook, Word, and Excel
    • Proficiency in Math and budget related spreadsheets
    • Customer Relationship and Project Management experience software (Zoho is a plus)
    • Strong Oral/Written Communication Skills, proofreading skills; strong telephone skills
    • Excellent Interpersonal and Customer Service skills
    • Self-directed; takes initiative, proactively addresses problems, can work with minimal oversight, high attention to detail
    • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
